Short answer: a cosmetic kitchen update usually doesn't need a permit, but removing walls and changing plumbing, gas or wiring usually does. Every municipality sets its own details, so check with yours.
Usually no permit
- Replacing cabinets and counters in the same layout
- New backsplash, flooring and paint
- Swapping a sink or faucet in the same spot
Usually a building permit
- Removing or changing a load-bearing wall
- Moving or adding plumbing, such as an island sink
- New gas lines for a range
- New windows or doors in exterior walls
- An addition to make the kitchen bigger
Electrical work
In Ontario, electrical work, including new circuits, lighting and moving outlets, needs a permit from the Electrical Safety Authority (ESA) and should be done by a licensed electrical contractor.
